Two types of notice
Section 8 notice
This notice is essential if you wish to evict the tenant because they have failed to pay the rent or the tenant has breached another condition of the tenancy or is causing a nuisance. A section 8 notice will usually give the tenant 14 days to comply.
Section 21 notice
This notice terminates the tenancy by giving the tenant at least 2 months notice that the landlord requires the property back. It is important to understand that an eviction cannot be obtained using this notice during the fixed term of the tenancy.
Do not worry
Landlord Recoveries will draft and serve the appropriate notice for you. Depending on your circumstances it may be that both notices should be served. In such an event you will only be charged a single step 1 fee.
